Lithia, FL - Eaton Realty has launched a new free Real Estate Capital Gains Tax Calculator designed to help homeowners and real estate investors estimate the taxes they may owe when selling a property.

The calculator is free to use and does not require users to provide contact information to receive their results. By entering information about the property, property owners can get an estimate of their potential taxable gain and tax liability before selling. The calculator can estimate:

  • Federal capital gains tax
  • Depreciation recapture for investment properties
  • Net Investment Income Tax, when applicable
  • Estimated state capital gains tax
  • Total estimated tax liability
  • Estimated proceeds after taxes

"Capital gains taxes can have a major impact on how much a property owner actually walks away with after a sale," said Shawn Eaton, Director of Operations at Eaton Realty. "We built this calculator to give homeowners and investors a simple way to estimate that impact before they make a decision to sell."

The calculator also accounts for factors that can significantly change a property owner's taxable gain. Users can enter qualifying capital improvements, selling expenses, and more when estimating their potential tax liability. The results are intended to provide an estimate for planning purposes and are not a substitute for individualized tax advice from a CPA or other qualified tax professional.

The tool can be used for both primary residences and investment properties. For homeowners selling a primary residence, it can also account for the federal home sale exclusion, which may allow qualifying sellers to exclude up to $250,000 in capital gains when filing individually or up to $500,000 when married filing jointly.
